Short-term Lease | Changes from October 1st, 2025

The new specifications that are in effect from 1/10/2025 concern properties with active Property Registration Numbers in the AADE (tax authorities) Short-Term Lease Property Registry. 

In particular, all properties must meet the following specifications: 

• They must be areas of primary use, (para. 95, art. 2 of Law 4067/2012, A’ 79) and must have natural lighting,ventilationand air conditioning,  
• They must be insured against civil liability for damages or accidents that may be caused,
• Additionally, they must have:

1. a certified electrician's declaration, 
2. fire extinguishers and smoke detectors, 
3. leakage relay or anti-electric shock relay and 
4. escape signs 

• Finally, they must have:

1. a certificate of pest control and disinfestation,  
2. a pharmacy with first aid supplies and  
3. a guide with emergency telephone numbers. 

Inspections

To determine compliance with the above specifications, employees of the Ministry of Tourism and/or mixed inspection teams (with employees of the Public Tax Authority and the Ministry of Tourism) will conduct on-site inspections of the space that is rented and has been declared on the Short-Term Rental Property Registry platform. 

Owners will be notified by email of the inspection, at least ten (10) days before it takes place, in order to provide any evidence confirming compliance with the above specifications. 

Fines

Property managers are subject to an independent administrative fine of five thousand (5,000) euros by the inspectors of the Ministry of Tourism, if they DO NOT:  

• allow the entrance into the inspected property.
• meet any of theaforementioned specifications. 
• theycomply withthe obligations of par. 6 (art. 3 law 5170/2025).
